Commercial Building with Separate Residence - BRING OFFERS!!!
Great opportunity to start your own art gallery, studio or retail business right on busy US Highway 54/70 in the historic village of Tularosa, NM. Highway 54 is the main route from Mexico to the Chicago area, and Highway 70 carries tourists from west Texas to the horse racing, casinos and tourist attractions of Ruidoso, New Mexico. This is one of the busiest highways in southern New Mexico!
The gallery/studio is a completely remodeled 1,170 square foot block building fronting the highway. It is arranged with a large gallery, a shop (framing) area, office, store room, and restroom. The building is ADA accessible. All remodeling has been done in the last five years. The building's exterior has been re-done in a stucco finish and Southwestern look, and is an attention-getter!
This property includes a 1,660 square foot home that features fresh paint, and soon will have new carpet. It's a three bedroom, two bath split floor plan, with a large living and dining area in the middle, plus a bonus den/office. The kitchen has a nearly new chef's range and oven, and lots of cabinets.
The home and gallery are separated by a beautiful fenced yard with patio and pergola. The patio is a wonderful place for entertaining or just lazing in the shade. A nice-sized utility building off the patio provides lots of additional storage space. Outside the fenced patio area, there's a grass yard with mature trees. The yard is fenced off from the street, and has a large gate for drive-in access and plenty of room for an RV.
This gallery and home is located on beautiful St. Francis Drive (also known as US Highway 54/70), the main street that runs through the historic village of Tularosa - the "City of Roses". Tularosa is noted for its abundance of cottonwood shade trees and its preservation of this adobe-style architecture of its past. St. Francis Church, just a few blocks away, is the village's best-known landmark.
Tularosa has its own school system (K-12) plus fire and police departments, supermarket, primary medical care facility, pharmacy, gas stations, and convenience stores. The village also has two well-known wineries, and a half-dozen eateries. With a population of just over 2,600, Tularosa is a great place to live! In fact, Tularosa was named by American Cowboy magazine as one of the "20 Best Places to Live the West".
Tularosa is just 12 miles from the city of Alamogordo, the county seat and host to many county, state and Federal government offices, as well as Holloman Air Force Base. Medical care is provided by the Gerald Champion Regional Medical Center as well as a number of clinics and primary care facilities. White Sands Missile Range and White Sands National Monument are just a few minutes drive west of the town. Alamogordo also has a jet-capable airport (ALM) and currently is served by daily commuter flight connections to Albuquerque. The nearest international airport is El Paso, TX (ELP) just 90 miles south of Alamogordo, with most major carriers providing multiple daily flights to Dallas, Phoenix, Las Vegas, Salt Lake City, Chicago, etc.
