Description of the Land
THE MOATS RANCH
The Moats Ranch is located in southeastern New Mexico approximately 30 miles north of Roswell along and on both sides of U.S. Highway 285. The headquarters and shipping pens are easily accessible from the highway. Roswell is the county seat of Chaves County with a current population of approximately 50,000 people. The community can provided most of the goods and services necessary for the operation of the ranch.
The land status of the ranch is diversified to include 12,025 Deeded Acres, 4,080 Federal BLM Acres, 3,240 New Mexico State Lease Acres, 640 Private Lease Acres and 1,280 acres of free use uncontrolled land. The total acreage supports a grazing capacity of approximately 400 animal units.
The majority of the ranch is located west of U.S. Highway 285. The headquarters of the ranch is located approximately one-half mile west of the highway. The headquarters improvements are comprised of a maintenance shop, feed and storage barn, overhead bulk feed storage and hay barn. The owners residence and five acres are being withheld from the ranch offering, but can be purchased on a separate agreement. The shipping pens with scales are located approximately two miles northwest of the headquarters and approximately 1.5 miles west of the highway. Access to both the headquarters and shipping pens is considered to be good.
The largest portion of the ranch located west of the highway is partitioned into four larger pastures and four smaller pastures and traps. There is one pasture located east of the highway. The fence construction is cedar posts with four and five strands of barbed wire. A portion of the outside boundary fence is net wire.
Livestock and domestic water is provided by three wells that vary in depth from 40 feet to 500 feet. Two of the wells are equipped with electric submersible pumps with the shallow well equipped with a 6-foot windmill. The primary well is located at the headquarters that has a pumping capacity of ten gallons per minute. A buried underground pipeline system is associated with this well that provides a permanent water source to most areas of the ranch. There are numerous large earthen tanks that catch and store rainfall runoff for livestock and wildlife use. The earthen tanks when filled are a dependable source of water.
The landscape is rolling, grass covered hills dissected by arroyos. The major arroyos within the ranch are the Middle Fork and East Fork of the Five Mile Draw. These draws and arroyos provide overflow areas that increase grazing opportunities. The primary grasses include black, blue and sideoats grama, tobosa, three awn, giant and alkali sacaton. The primary invaders include mesquite, prickly pear cactus and cholla cactus.
Wildlife species on the ranch include mule deer, pronghorn antelope, mourning dove and scaled quail. Raptors that utilize the area on a more seasonal basis include the Swainsons red tail and ferruginous hawks, American kestrel and great horned owls.
The climate in the vicinity of the ranch is semiarid with an annual rainfall between 12 and 14 inches. Winters are generally open and mild, but occasional snowfall may occur. Snow does not remain on the ground for any length of time. The majority of the precipitation falls during the period from July through October in the form of thundershowers and thunderstorms. The frost free season is approximately 180 days from the middle of April through the late part of October. The elevation of the ranch varies from approximately 4,000 feet on the eastern boundary to approximately 4,200 feet on the western boundary.
