Description of the Land

The LK Ranch

The LK Ranch is located in southeastern New Mexico approximately 40 miles northwest of Roswell approximately eight miles north of New Mexico State Highway 246. The headquarters and shipping pens are accessible by Brown Lake Road, which is a county maintained roadway. Roswell is the county seat of Chaves County with a current population of approximately 50,000 people. The community can provided most of the goods and services necessary for the operation of the ranch.

The land status of the ranch is diversified to include 960 Deeded Acres, 4,095 Federal BLM Acres and 580 acres of New Mexico State Lease lands. The total acreage supports a grazing capacity of approximately 164 animal units, yearlong as established by a Bureau of Land Management Section 3 grazing permit.

The ranch is a contiguous tract of native grass rangeland with the headquarters situated in the northeast portion of the ranch. The headquarters improvements are comprised of a modern residence, shop, and feed storage and tack room. All of the improvements were constructed new in 2007.

The residence is a modern three bedroom, two bath home that is heated by propane and cooled by a central air refrigerated cooling unit. Domestic water is provided by a well located at the headquarters that is set on a pressure system to most areas of the ranch. The well water is potable for use in the residence.

The residential floor plan is open and flowing. The floor covering includes carpeting in the family room, den and bedrooms; Tile within the kitchen and bathrooms and wood in the dining area and one bedroom. The residence is well insulated.

Additional improvements located at the headquarters are a combination storage room/shop and feed barn/tack room all with a concrete floor and foundation. Electricity is provided to all with the shop equipped with a propane heater.

The landscape is rolling, grass covered hills dissected by arroyos. The major arroyos within the ranch are Middle Arroyo that traverses the west side of the ranch and Rock Tank Draw on the east side of the ranch. These draws and arroyos provide overflow areas that increase grazing opportunities. The grazing capacity of the ranch is set by the BLM at 164 animal units yearlong.

The vegetation is diversified to include several varieties of grasses to include black, blue and sideoats grama, tobosa, three awn and giant sacaton. The ranch has excellent grass cover with limited invader species.

Livestock and domestic water is provided by three subsurface wells and a buried pipeline system. The wells are approximately 700 feet deep with a pumping capacity from 7 to 10 gallons per minute. All are equipped with electric submersible pumps with electric power to each well. One well is a partnership well with the neighboring ranch.

The ranch is partitioned into one large pasture and one small horse pasture near the headquarters. The primary livestock working pens are located in the northwest corner of the ranch. The pens are constructed of welded pipe and steel sucker rods. The design includes several sorting pens, sorting alley, crowd lane, squeeze chute and loading chute.

The climate in the vicinity of the ranch is semiarid with an annual rainfall between 12 and 14 inches. Winters are generally open and mild, but occasional snowfall may occur. Snow does not remain on the ground for any length of time. The majority of the precipitation falls during the period from July through October in the form of thundershowers and thunderstorms. The frost free season is approximately 180 days from the middle of April through the late part of October. The elevation of the ranch is approximately 4,600 feet.

The ranch has experienced some dry conditions the last couple of years. It is currently being rested to save forage for the new buyer. The Sellers would like to retire.

The LK Ranch is priced to sell at $5,152.00 per animal unit to include all land and improvements.
